How to Secure Your Place at Campbell & Hart

PREPARATION & RESEARCH

  • Review your finances, talk to your lender and seek pre-approval to understand your borrowing capacity.
  • Explore homesites and house & land packages at Campbell & Hart.
  • Make an appointment with one of our friendly team members.

SECURE YOUR HOMESITE

  • Choose your preferred homesite or house & land package.
  • Complete our Expression of Interest (EOI) form and return to our sales team.
  • Reserve your homesite with an initial $5,000 deposit.
  • An electronic contract will be sent to you and your conveyancer / solicitor for review.

DEPOSIT & CONTRACT

  • After reviewing the contract:
    • Electronically sign your land contract online via email link;
    • Authorise your conveyancer / solicitor to issue a s66w for unconditional exchange and
    • Pay the balance of the 10% deposit via an Electronic Funds Transfer (EFT).
  • Unconditional exchange will occur and a copy of the exchanged contract will be sent to your conveyancer.

LAND REGISTRATION & SETTLEMENT

  • Our team will keep you updated on construction progress and estimated registration dates.
  • Land Registration occurs when the Land Title is officially created by NSW Land Registry Services. Campbell & Hart is responsible for the Land subdivision works required for Land Registration.
  • If your land is unregistered at the time of deposit, settlement will normally be 21 days from notification of registration, or if registered 30 days from contract date. The balance of the purchase price must be paid at this time.
  • Pay your Design and Landscape Compliance Bond upon settlement, in accordance with your contract.

BUILDING YOUR NEW HOME

  • Speak with builders to design a home that suits your lifestyle and visit display villages to help you choose a preferred home design and builder.
  • Ensure that your builder follows the Campbell & Hart Design Guidelines and submits your plans to our Design Review Panel for approval.
  • Following settlement, you may lodge your Development Application with Council for approval and building can commence when you receive Development Approval.
  • Watch your dream home take shape.
  • Apply for your Design and Landscape Bond if your home and garden is completed within 24 months of settlement and complies with the Design Guidelines.

Design & Landscape Guidelines

The Campbell & Hart Design & Landscape Guidelines help to create a beautiful, welcoming new neighbourhood and protect the value of your precious home. The Design Review Panel will review proposed home designs for compliance prior to lodgement, and purchasers are required to provide a compliance bond prior to settlement.

Campbell & Hart is proudly delivered by New Horizon Properties, an experienced, privately owned Australian developer with more than 20 residential communities completed over the past seven years.

Land at Campbell & Hart is DA approved. Construction of the new community (roads, services etc) is expected to commence in early 2026 with land registration of the first stage anticipated to occur in Q4 2026.

In most cases, yes — all home designs will be subject to approval against the estates’ straight-forward design guidelines before construction begins. We also offer a range of house & land packages to choose from.

Yes. Campbell & Hart has building and design guidelines to ensure quality and consistency throughout the community. These cover materials, façade treatments, and landscaping requirements. You can download a copy of the design guidelines here.

An initial $5,000 deposit is required to secure your preferred homesite. After signing the contract, you'll have 7 business days to pay the balance of the 5% deposit.

Construction is expected to commence in early 2026, with land registration and settlements for the first stage anticipated in Q4 2026. Buyers can commence building once settlement has taken place.

Settlement will occur 21 days after the land is registered, currently anticipated for Q4 2026.

As the project is currently an active construction site, visits must be arranged through our sales team. For safety reasons, buyers are not permitted to enter the site unattended.

While this will bring future amenity to the area, it is a separate project and not part of Campbell & Hart's delivery. Estimated time for commencement is 18 months to 2 years subject to approvals. The developer of the technology park is currently in discussions with Council regarding the details of their development.

There is no access from Campbell & Hart to Narellan Rd or the Hume Hwy. Access to Campbell & Hart will be via Maryfields Drive providing a quieter and safer direct entry to the estate.
